The Construction & Development Accountant will be responsible for all accounting activities related to assigned Cap-ex projects. Applies principles of cost accounting to conduct studies which provide detailed cost information not supplied by general accounting systems by performing the following duties:
DUTIES & RESPONSIBILITIES: Duties will include, but are not limited to the following:
- Daily:
- Clear Checks, records Sweeps, and Transfers in Timberline based on daily bank activity
- Issue, track and execute Purchase Orders, Construction Contracts and Professional Service Agreements in Sage 300
- Review /set up Budgets and Change Orders
- Review all incoming invoices for accuracy, proper approvals, and coding and enter into Sage Paperless system for approval
- Interact with vendors regarding invoice issues
- Enter tenant allowance requests in Timberline and coordinate with tenant to obtain documents required per Lease for payment processing
- Monitor job progress and any potential overruns against contracts or budgets for Cap-ex projects
- Weekly:
- Check run (match checks to invoices and transfer requests)
- Print, review, and analyze Job Cost reports
- Obtain valid Certificates of Insurance and set up in Sage 300
- Track outstanding/pending lien waivers on excel spreadsheet
- Track and resolve outstanding invoice issues (invoices on hold) on SAGE CRE 300 report
- Monthly/Quarterly:
- Review job cost (budget and commitment) balances and follow up with managers / General contractors to ensure pay applications and invoices are received for month end closing
- Prepare, update and distribute EAF tracking Report
- Prepare various schedules for month end closing
- Prepare Escrow draw requests for funding
- Prepare Bank Reconciliation
- Prepare Job cost entry and reconciliation
- Close Projects and Commitments in Timberline
- As needed:
- Deposit misc receipts, prepare and post journal entries, prepare manual checks and set up vendors
- Special projects as identified or requested
JOB REQUIREMENTS (SKILLS/ABILITIES):
- Communicate effectively with vendors, management and accounting staff, internal and external auditors
- Input and access information in the Timberline, Yardi and FAS system
- Remain stationary at assigned post for extended periods of time
- Focus on details; analyze and resolve numerical problems
- Prioritize, organize and follow-up
- Maintain confidentiality of pertinent company data
- Work cohesively with other departments and co-workers as part of a team
- Effectively multi-task in order to manage a variety of deadline driven projects concurrently
- 2+ years of experience in a similar or equal position to that of a Construction or Real Estate Development Accounting
- 2 years +Sage Timberline, Sage 300 Preferred
- Bachelors degree (B.A.) or equivalent from four year college
